This role is integral to the successful delivery of new developments and achieving company goals. This position is highly collaborative and process-oriented connecting internal departments and external stakeholders. The Coordinator will report to and assist Managing Directors of Development in most aspects of project management through the development life cycle.<br><br><strong>Essential Job Duties And Responsibilities<br><br></strong>The Development Coordinator will direct due diligence providers, secure entitlements and municipal support, assist with procuring capital resources, support closings, make capital calls, and more specifically, the following:<br><br><strong>Pre-Development<br><br></strong><ul><li>Evaluate zoning requirements, make applications and coordinate with professionals and consultants as needed. </li><li>Perform local market analysis to confirm rents, other income, demand, unit mix, and utility allowances. </li><li>Order and evaluate customary due diligence: market studies, environmental reports, appraisal, Geotech, survey, title, energy consumption models etc. </li><li>Review and summarize State QAPs and Financing Guidelines, create scoring and site/project feasibility analysis, Prepare financing applications: LIHTC, gap, TIF etc. </li><li>Work directly with project consultants, partners, and funders, as appropriate, to maintain alignment, support reporting and compliance requirements, and advance projects through key milestones. </li><li>Work directly with third-party design team to perform site feasibility, entitlements and utility access while collaborating with Construction Manager. </li><li>Perform site visits and attend public meetings from time to time. <br><br></li></ul><strong>Development And Closing<br><br></strong><ul><li>Prepare LOI solicitations for equity and debt. </li><li>Respond to financing partners, due diligence providers and agencies requests for project information. </li><li>Third-party engagements are procured by the Managing Director and Coordinator will oversee engaged scope of work and sync with development accounting for record keeping and agreement management. </li><li>Support closing across all functions by organizing documentation, tracking conditions, and coordinating across legal, finance, and project teams. </li><li>Support Director of Planning and Design in obtaining construction documents and building permits. </li><li>Update and record project information. <br><br></li></ul><strong>Construction Monitoring And Support<br><br></strong><ul><li>Interact with Construction Manager to monitor performance related to schedule, budget and workforce requirements. </li><li>Collaborate with Construction Manager for development related reporting items and funding conditions, including: architects, engineers, general contractors, surveyors and green/energy consultants. </li><li>Follow-up on action items for owner/developer during construction. <br><br></li></ul><strong>Post-Construction And Stabilization<br><br></strong><ul><li>Liaison with Asset Management and property management companies during initial lease-up to confirm occupancy requirements are documented and monitor progress. </li><li>Facilitate bidding, procurement and installation for Furniture, Fixtures, and Equipment (FF&E) to ensure amenities (common areas, offices, gyms and clubhouses) are outfitted for project requirements and within budget. </li><li>Ensure that capital calls are made as soon as allowed and that all conditions are satisfied and documented. </li><li>Support conversion to permanent financing by ensuring conditions are achieved, due diligence is provided and financial performance and adjuster projections are coordinated between property management, asset management, lenders and investors. </li><li>Complete and submit Placed and Service and 8609 applications to state agencies. <br><br></li></ul><strong>Minimum Skills And Abilities<br><br></strong><ul><li>Experience: 2-4 years of multi-family real estate development; direct experience with Low Income Housing Tax Credit or affordable housing projects is strongly preferred. </li><li>Advanced proficiency: Microsoft Office Suite, AI workflow and AI document integration. </li><li>Demonstrated ability to manage multiple projects simultaneously and to multitask independently.  </li><li>Highly detail oriented, excellent written and verbal communication and possess strong cross-functional relationship-building skills. </li><li>Continual improvement and problem-solving mindset. <br><br></li></ul>WORK LOCATION AND EXPECTATIONS<br><br><ul><li>This position is fulltime and based in Minneapolis.
